Five low-cost social houses have been inaugurated on Rue de l'Avenir in Limpertsberg, Luxembourg City.
In 2013, the City of Luxembourg launched an architectural competition for the design and construction of social housing as well as for the design, construction and sale of moderate-cost housing on five plots near the Rue de l'Avenir in Limpertsberg. The competition aimed at achieving urban and contemporary housing for a mixed population in Luxembourg.
The resulting social housing buildings include three low-cost residential buildings for rent comprising 34 units and a further two-moderate cost buildings comprising 30 units, or 15 apartments each. The selling price has been set at €3,775/m² (excl. VAT). It should be noted, however, that the City of Luxembourg remains the owner of both lands.
In total, the five buildings comprise 64 dwellings, ranging from 53.22 m² to 101.91 m², and include a one-bedroom apartment, 47 two-bedroom apartments, 16 three-bedroom apartments. Each apartment has a day and night part and is defined by an entrance hall with cloakroom and separate toilet. Several units located on the upper floors have a loggia, a type of outdoor space ensuring a certain tranquility and better protection against bad weather. The apartments on the ground floor have a terrace.
Each unit has a private parking space in the basement as well as controlled ventilation with heat recovery and a low temperature floor heating individually adjustable per room, except in the bathroom where an electric towel radiator provides heating. Meanwhile, all the directly exposed glass surfaces are equipped with shutters and thermal solar panels associated with a gas heat pump have been put in place.
The energy class of the buildings is ABA.
Construction began in September 2015 and finished on 25 April 2018, resulting in an estimate total cost of €7,728,751.13. (incl. VAT) for the three moderate-cost social houses. The cost of construction of the two low-cost houses was borne by CIALUX Constructions sàrl.
