On Wednesday 14 January 2026, IKO Real Estate presented details of the new "Main Spot" in Rout Lëns district in Esch-sur-Alzette, at their headquarters in Luxembourg-Howald.
The Main Spot is described as a signature venue currently being developed in a renovated industrial building in the heart of the new Rout Lëns eco-district.
Wednesday's presentation included a sneak preview of the future Rout Lëns district, the real estate company's vision for the site and the operating conditions, including the application process for the call for projects for which IKO Real Estate is currently seeking an operator to develop a restaurant, bar, café or event concept there.
Aline Picard of IKO Real Estate explained that the overall Rout Lëns project includes both residential units and shops, in a neighbourhood marked by a strong territorial identity dating back to 1870 and the mining activities in that region. It will be linked to Luxembourg city and Esch-sur-Alzette by tram and bus.
The first part of the project is aimed to be completed in 2029, with the second in 2035.
Three trails (Art & Culture, Nature & Wellbeing, Sports) are being planned for the neighbourhood, emphasising the three main pillars of the project: a new historic neighbourhood (east to west with five heritage buildings: ranging from the steelworks' heritage to contemporary cultural programming), everyday wellbeing (wellbeing, nature and a neutral carbon footprint) and movement.
Nine residential blocks are foreseen, with eight office and service blocks.
The Main Spot / Magasin TT
The Main Spot will be housed in one of the last casting halls, Magasin TT, built in 1902. From September 2026, the 13m high building will house a 200-seat hospitality space with a 137 m2 mezzanine and a 200 m2 south-facing terrace. The ground floor will be 408 m2 in total, with a basement of 347 m2 for logistics and staff changing room, etc.
Copies of the Bookazine, a retrospective publication about the Rout Lëns district, were also distributed.
