On Monday 30 June 2025, Luxembourg real estate portal Immotop.lu published its report on property prices in Luxembourg in the first quarter (Q2) of 2025.

The figures in this report are based on property listings (for sale) published on the Immotop.lu platform. The data is calculated over a twelve-month period to allow for an in-depth analysis of the evolution of average prices per square metre.

In Q2 2025, the average price of properties for sale in Luxembourg was €8,535/m2, marking a decrease of 1.5% compared to the previous year (€8,670/m2 in Q2 2024). After several consecutive quarters of decline, the average price steadied in Q1 2025 showing no decline (0%) and has now risen by 1.9% in Q2 2025.

According to its report, in Q2 2025, an energy class G home cost an average of €7,118/m2, while an energy class A home reached an average price of €9,435/m2. This represents a difference of €2,317/m2 and a drop of 0.5% and a rise of 2.1% respectively from Q1 2025.

Looking at the different regions of Luxembourg, the price decline continued (almost) everywhere except the South, which recorded an increase: prices in the Centre fell by 2.8% over one year but rose by 1.1% over one quarter; those in the West fell by 6.7% over the year and rose by 0.8% during the quarter; those in the South rose by 0.8% and 2.3%, respectively; prices in the East dropped by 2.4% over one year and by 1.8% over one quarter; in the North, prices dropped by 4.0% over one year and by 0.7% over one quarter.

The average prices per square metre according to energy class were respectively: €10,453/m2 (class A - C) and €9,095/m2 (class F - G) for the Centre, €7,198/m2 (class A - C) and €6,383/m2 (class F - G) for the West, €7,729/m2 (class A - C) and €6,607/m2 (class F - G) for the South, €7,278/m2 (class A - C) and €6,266/m2 (class F - G) for the East and €5,840/m2 (class A - C) and €5,015/m2 (class F - G) for the North.

In Luxembourg City, the average price per m2 rose, to reach €12,192/m2 in Q2 2025 - an increase of 1% compared to the previous quarter. The most expensive districts of Luxembourg City (for property) were Belair (€14,825/m2), Neudorf-Weimershof (€13,489/m2) and Merl (€12,851/m2). On the other hand, Hamm (€9,946/m2) and Beggen (€9,256/m2) remain the most affordable districts in Luxembourg City.
