
On Monday 6 October 2025, BPI Real Estate Luxembourg and Unibra Real Estate announced the start of structural works on the ROOTS real estate project in Esch-Belval’s Central Square, as part of the ongoing development of the district.
The project aims to create a sustainable mixed-use complex featuring around 100 apartments, as well as offices and retail spaces covering a total area of more than 20,000 m². Completion is scheduled for summer 2027.
Located on Square Mile lot 41 in Esch-Belval, ROOTS is named for its timber structure and low-carbon design. Exactly 20 years after the inauguration of the Rockhal, which marked the beginning of Belval’s transformation, the project represents a new step in the area’s ongoing development.
Following the completion of the earthworks and foundations, which involved the installation of more than 260 piles driven up to 13.5 metres deep, structural works have now begun. The first crane was installed on Thursday 25 September, with a second set to follow on Thursday 9 October, coinciding with the opening of Home Expo in Luxembourg-Kirchberg.
The construction includes two basement levels, which will provide 250 parking spaces, along with the ground floor. These are built in concrete, while the six above-ground levels rely on a timber structure. Construction is being carried out by CLE construction company, which is celebrating its 55th anniversary this year and is described as a pioneer in timber construction.
The project’s environmental features have earned it a certified Green Loan from KBC Bank, which is financing the construction. This loan supports projects with a positive environmental impact and was granted after ROOTS demonstrated compliance with the criteria for environmentally sustainable economic activities as set out in the European taxonomy. The development has achieved or is aiming for several sustainability certifications, including LCBI Excellence, WELL Building Standard Gold and BREEAM Excellent.
According to the real estate developers, ROOTS has been designed to minimise its environmental footprint while ensuring comfort for residents. The project will feature a landscaped garden, a community vegetable garden and a playground, bringing nature back into the city environment.
According to the developers, 45% of the 102 apartments have already been sold, with sales continuing actively. The residential offering, ranging from studios to three-bedroom duplexes, will be presented at the National Housing Week from Thursday 9 to Sunday 12 October 2025 at Luxexpo The Box.
ROOTS follows the developers’ previous collaboration on Gravity, a 25,000 m² mixed-use complex completed in Differdange in 2023.
